Does square footage really matter?  You say it doesn’t, I say it does… by Aaron Zapata, Orange County CA Realtor

A client of mine moved to another state and this is what happened. What do you think about it?

The home he purchased was marketed as having 6,200 square feet.  After they agreed upon a price, the appraiser measured the home and he came up with a square footage of 4,700.  The tax records showed approximately 5,300.  When asked, the homeowner admitted that it was closer to 5,000 and not the 6,200 as marketed.

What would you do? Would you buy it? Would you back out? Would you ask for a reduction in price? What would you do and why?
