I had the privilege of working with this family as they sold the home that was previously owned by their parents. The home was pretty much in its original condition from the 1960s and the home had its challenges. It needed to be sold AS-IS, was on leased land, had tenants that needed to move out, and we were working with the family’s legal counsel to make sure everything is done according to the plan and I only had 60 days to sell it. Oh, one more thing, the person with the signing authority lived in Canada.
When I installed the sign, neighbors starting calling me and asked me about the pricing. Because they knew the challenges of the condition of the property, many of them scoffed at our list price. They thought the price was too high. I didn’t think so. Click To Tweet
Once the listing contract was signed, I immediately began working on marketing and started with social media videos and photos. We hosted a few open houses and the offers began to pour in. Although we had over 12 offers, in the end, we had three buyers competing for the home and we sold the home for approximately 2% below list price to an all-cash buyer who closed escrow in under 30 days.
Sales like these are always fun and interesting as we navigate the waters with so many parties that have a vested interest in the outcome. I’m thankful for the patient and thorough sellers who willingly and graciously drove to New York from their home in Canada to notarize documents when the US Consulate in Canada didn’t have any availability, the legal counsel, the buyers’ agent, Jeff Warren, his diligent investor, the Land-Lease Company that processed the paperwork, the Escrow Company, Raincross Escrow, that tracked down the needed paperwork, and for Chicago Title who worked through the Land Lease issues in order to deliver Clear Title to the home.
This was a successful sale because everyone made it happen and I’m grateful to have been part of it.
